Describe the evidence without diagnosing it
Record the location of damaged wood, peeling paint, staining, holes or any material accumulating below it. Share wide and close photographs taken from safe access. Do not pry at a railing, stair or supporting member to test it yourself. If something moves or appears unsafe, keep people away and arrange an appropriate review before using the area.
Separate moisture history from pest findings
Ask about nearby gutters, roof edges, windows, irrigation and previous leaks. Moisture history helps guide a repair review, but it cannot rule termites in or out. UC IPM explains that drywood termites can live in relatively dry wood and do not require soil contact. A dry-looking surface therefore does not settle the pest question. Suspected activity belongs with a qualified pest professional.
Determine the role of each member
Decorative trim and wood that supports a deck or connects a stair have different consequences when damaged. Ask the contractor to identify the affected components and whether further structural evaluation is warranted. A filler-and-paint proposal should not stand in for a review of supporting members. The visible damage may also be only part of the affected area behind finishes.
Define investigation and replacement limits
A useful scope explains the initial opening, protection during investigation and the process for documenting concealed findings. Ask how replacement boundaries will be established and who approves additional removal. If pest treatment is needed, coordinate its timing and responsibilities separately from carpentry. Replacing a board does not demonstrate that a pest problem has been assessed or treated.
Repair the surrounding detail too
Discuss how water reaches the area and which adjacent details require correction. That may involve a roof edge, gutter connection, flashing or finish transition rather than wood work alone. Ask for preparation, attachment and finish boundaries in writing. Keep treatment, structural work and cosmetic restoration distinguishable so you can see which finding each part of the proposed work addresses.
Plan the next step
Send AWC the property address, safe wide and close photos, a short history and the name of the person approving the work. When site verification is needed, AWC offers the $250 Site Evaluation + Written Bid Package, credited toward the project if approved within 30 days. Ask for a written scope that separates observed conditions, assumptions, exclusions and concealed unknowns before authorizing the repair.
