A repair process you can follow.
This website is operated by All World Construction LLC, owned by Austin Mitchell. We are a San Diego County general contractor handling multi-trade repairs, property-management work and exterior restoration.
Understand the work before approving it.
A source-first plan that separates visible evidence, concealed unknowns, and the work required to restore protection.
Map the visible water path
Record staining, open joints, roof and gutter relationships, nearby openings, drainage, prior patches, and when the condition appears. This narrows the questions without claiming a diagnosis.
Define access and opening limits
State what can be inspected safely, what finishes must be removed, how occupied areas will be protected, and which exploratory work is authorized before demolition begins.
Document exposed conditions
Photograph the agreed opening, identify changes from the visible assumption, and pause for written direction when deterioration or related work extends beyond the approved scope.
Repair wood and connections
Replace or repair only the elements defined in the proposal, with attachment, adjacent materials, and any required qualified design or specialty review addressed for that property.
Restore water control and finishes
Complete the approved flashing, waterproofing, sealant, stucco, siding, roofing, gutter, paint, or interior finish work in the correct sequence, then document completion.
When the property needs a closer look
For exterior, water-damage, multi-trade, HOA or managed-property work needing field verification, we recommend the $250 Site Evaluation + Written Bid Package. The fee is credited back if the construction project is approved within 30 days.
Keep the agreement specific
The written proposal should identify the physical work, confirmed repair limits, exclusions, access needs and the handling of concealed conditions. Materials, warranties, timing and payment terms belong in the accepted proposal. No guide or photograph replaces a property-specific review.
